What is Co-Marketing?
Co-marketing is where two or more people divide the marketing or advertising expense equally. I see it all the time here in Indianapolis. In the real estate magazines, I see title companies sharing the ad space with real estate agents. Hundreds of thousands of agents do this all the time with traditional, ineffective advertising mediums (remember interruption marketing). Traditionally, co-marketing can be tough because it's hard to know when it is working. When both parties can easily see the ROI on the deal, it is a thing of beauty. As an experiment, I thought I'd see if co-marketing would work with the Internet. About a year ago I approached a local mortgage company, and within 3 minutes of discussing my plan with the owner, we had a co-marketing agreement for generating leads on the Internet. Since it would be easy to track the leads, it was a "no-brainer" for both of us. We set a goal to spend $3000 each month advertising on Google, Yahoo, and MSN. He paid half and I paid the other half. The results have been astounding for both of us. We generated just over 1000 leads our first month spending every bit of the $3,000 we budgeted, with a cost per lead just under $3 each. A year ago I never would have said this, but it's true. "Too many leads is a bad thing." Not as bad as not enough leads, but I tell you, it can be truly overwhelming.
We have a system in place that regulates the flow of leads so that no good lead is ever wasted. I found that I could effectively handle 200 leads a month on my own. Twenty percent or so were just window shopping or gave me bad contact information, so that left me 160 leads a month to work with. Believe me…this is plenty! What do I do with the 800 or so extra leads each month?
I make thousands of dollars each and every month, with almost no effort, by selling these extra leads to other agents and loan officers, and you can too. In fact, you can make a very good living simply generating and selling quality leads, whether you're an agent or not, in almost ANY industry or market......
