Below are some ad variations I often use to split-test.
Use these as a starting point and create even more variations of your own.

The key points are:
- Point out it's a FREE search
- Use a large number since they can search the entire MLS in your area
- Try and use Search, Find, For Sale, and Homes in the headline to draw quick attention to your add
- Never try and sell in the add……Just direct
- When entering the display URL, use capital letters to make it stand out…..
Example: www.Search-SouthBend-Homes.info instead of
www.search-southbend-homes.info
- Play around with the words and ordering until you find ads that work for you.
- Use at least 3 ad variations at once so you can see which ads are working better. You can then delete the ones that don't convert, create new ones to replace those, and begin split-testing again.
- It sometimes takes some time for your ads to register with Google and be displayed. Make sure you let ads run for 3 to 4 weeks so you have accurate data to use when split-testing. DO NOT BE IN A HURRY!

- Google Adwords is constantly changing and upgrading the tools they offer users. Spend a lot of time playing on the site and experimenting with the various tools they offer for free.
